Owners sometimes ask me how do you find the best tenant for my property.

My response is to get the marketing right.

Right photos, script and price and you should get good numbers to the opens.  Good numbers to the opens translates into more applications. Better choices of tenants  equals better tenants in your property.

Question – What is the best way to tell my current Property Manager that we will be changing over to Pure Rentals?

Answer – 

Option 1 –  You can talk to your agent and tell them why you are changing and give them feedback on the issues you have had with them. This feedback is best done in writing. 

By providing the feedback in writing and advising of the reasons for changing, this may help in reducing the 90 day management fees that agencies force you to pay.

Option 2 – After signing a Form 6 Appointment of Property Agent with Pure Rentals, we will contact your current agent and give the notice required. 

Side Note

With the 90 days Notice – Pure Rentals have a service guarantee that if an owner is unhappy with the service we will release them with 7 days’ notice, and no charge of fees.

We will also manage your property for free for the 90 days so you are not out of pocket for changing agencies. 

When signing any management agreement, please check the notice you require to give on page two of the agreement. We suggest striking out the 90 days and amending it with the minimum 30 days.

Pure Rentals Open homes

Had an interesting open home yesterday that I thought I would share with you all.

 Background

A part of Pure Rentals quality assurance with its marketing. all properties we manage have professional Photos and Scripts and we open all available rentals at least twice a week.

The open

Turned up to my open last night and like normal there were a couple of people waiting wanting to inspect.

 After showing them the apartment one person stayed back and handed me an application But it was not one of my applications it was form a Different agency that I will not Mention.

 They informed me that this other company had the same apartment for rent but on the other side of the building (same Price). They were told to come along to my open and inspect my apartment and if they like it apply for their property as it’s the same.

 After telling me this they said they would like to apply for this property not there’s. (they have now been approved for my apartment)

 Once back in my office I checked their ad out online. They had used some of my photos on their property’s (I say properties as they has 3 to rent in the building)

 Come on Guys you are one of the biggest agencies in the area you should have the staff to do your own work.

 From my owner once they found out.

Dear Russell
I had to re-read your email to ensure I understood what you were saying – I was simply amazed by the brazen laziness of these large agencies like #a# ##i## who should know better – riding off the back of your work ethic and ethical practice – using your photos whilst trying to piggy back off your open home efforts – so disappointing but a core reason why property managers like you are so RARE  – ethical practice is RARE in real estate.
My thoughts

If you have a property that is for rent. Check the ads, make sure its opened at least twice a week.

 And done put up with lazy agents.
